Studio for rent: 1st Ave in New York

Move in ASAP but flexible.

Studio apartment available in Lenox Hill, one block from the East River and John Finely Walk. It is a great price for an apartment this size and in this area.

It has an updated kitchen and bathroom and cherry hardwood floors. It is a 3rd floor walk up. There is radiator heating in the winter and window AC for the summer.

Move in is flexible but prefer someone as soon as possible.

The landlord is very nice, accommodating and responsive regardless of the issue or time of day. It will be a 1-year lease.

The landlord requires the following:
-An application (no fee - just need to fill it out for yourself and anyone else applying with you) - which I can email you.
-Proof of 40x rent in salary/income (or ~80x rent if a guarantor) multiple sources ok!
-A credit report (and one for a guarantor as well) there are places that offer free credit reports online - this allows my landlord to not charge an application fee.
-A referral from your prior landlord (if possible but not necessary)
-2 months deposit
-Rent will be pro-rated depending on when you move in.
